Problem No7 Valid ID

Listahan ng mga problema ayon kay JuanaChange:

Sawa ka na ba karerenew ng passport at postal id para lang may valid id? Super mahal noh tas may lifespan pa. hirap kayang maging tao, kung wala kang valid id hindi ka tao. Meganun. tama un noh. 

Example- Sahuran na! excited si JuanaChange na makuha ang kanyang sahod at makakain ng KFC (kikiam, fishball, coke na nakaplastic). Since bago lang xa, over the counter makukuha nia ang kanyang tseke, pagdating xa dun wala xang maipakitang valid id. Di pa kc ini-issue ung company id nia. Hindi nia tuloy nakuha ung sahod nia, buti nalang meron pa ung passport nia kaso 2 valid id's hindi ulit binigay ung sahod nia. Naiutang na nia lahat. Bumalik ulit xa, dala na ang kanyang mga requirements. Police clearance and NBI clearance, ayon narelease din sa tagal; ng discussion. Verification ba?! Hays pinaghirapan mo na nga hirap mo pang makuha. Eh, ganun talaga ang Law! Batas nga eh. 

Kaya eto na ang tamang panahon, karapatan mong magkaroon ng valid id. San ka pa ba kukuha ng Valid ID kundi sa kanila?! Hahahaha

Kontakin ang mga ahenya sa Gobyerno kung saan ka nabibilang.

At kung may mga nais malaman tungkol sa ahensya, maliwanagan tungkol sa benepisyo sa pagiging myembro,  reklamo, suhestyon, reaksyon, sumbong sa maling pagtrato ng emplyado, katanungan at puna, sulatan, tawagan o bisitahin sila. Now Na!

For application of Voters ID:
Only registrants whose biometrics (i.e. photograph, fingerprints and signature) have been digitally captured by the COMELEC's Data Capture Machine (DCM) during application will be issued a voter's ID card.
Registered voters before 2003 cannot be issued a Voter's ID because the old registration system did not have biometrics capability.

Based from my experience, dun sa SSS hindi daw gumagana ung capturing device nila. Kelan kaya gagana un?! Weeeeh.  Tas nag-register din ako sa online, “wait for the username and password”, then may nareceive akong email from SSS “no-reply”, and I quote, “We are sorry to inform you that you have not successfully registered in the SSS Website. Please call the SSS Hotline at (632) 920-6401 Local 6201 or email us at member_assistance@sss.gov.ph for assistance. Please do not reply!.” Wapak!  Dahil dun nag-email ulit ako dun sa binigay nila pero wala akong nareceive na response. Baka maya-maya lang eh makareceive ako ng response galling kay maeler-daemon. Hahahaha. Lahat  sila eh ene-mail ko pero waz me nareceive. Huh.  Try and try na lang until my reply silang matino. Hay buhay!

How to Avail Housing Loan

Pag-IBIG Fund
ABOT KAMAY PABAHAY PROGRAM
(Circular 247)

LOAN PURPOSE
The Pag-IBIG loan may be used to finance any one or a combination of the following:
1.    Purchase of lot;
2.    Purchase of lot and construction of house;
3.    Purchase of residential unit, townhouse or condominium unit inclusive of a parking slot;
4.    Construction or completion of residential unit;
5.    Home improvement; and
6.    Refinancing of an existing mortgage loan with an institution acceptable to HDMF

BORROWER ELIGIBILITY
To qualify for Pag-IBIG housing loan, a member shall satisfy the following requirements:
1.    Must be a member and has made 24 monthly contributions at the time of loan application. Lump sum payment of the 24 months shall be allowed.
2.    Not more than 65 yo at the time of loan application and must be insurable; provided further that he/she is not more than 70 yo at the date of loan maturity.
3.    Has the legal capacity to acquire and encumber real employment/business  checks of the developer and Pag-IBIG Fund,
4.    Has passed satisfactory background/credit and employment/business checks of the developer and Pag-IBIG Fund,
5.    Has no outstanding Pag-IBIG Housing Loan, either as principal borrower or co-borrower;
6.    Had no Pag-IBIG housing loan that was foreclosed, cancelled, bought back due to default or subjected to dacion en pago.
7.    Has no outstanding Pag_IBIG MPL in arrears at the time of loan application. A member whose MPL is in arrears shall be required to pay his arrearages over the counter to update his account.

LOAN AMOUNT
Maximum of P3.0 million, which shall be based on the lowest of the following:
-the members actual need;
-his loan entitlement; and
-the loan-to-collateral ratio.

A.   Loan Entitlement Based on Capacity to Pay
A member’s loan entitlement  shall be limited to an amountfor which the monthly repayment on principal and interest shall not exceed 40% of the member’s net disposable income as supported by the following:

           For Pag-IBIG I/II members:
a.    Income Tax return (ITR) Form 1700/BIR Form 2316
b.    Certificate of Employment and Compensation (CEC)
c.    Latest monthly pay slip

For Pag-IBIG Overseas Program (POP) members:
a.    Employment Contract
b.    Certificate of Income duly certified by the employer
c.    Latest ITR or any valid proof of income

            For Self-Employed (practicing professionals and entrepreneurs) members:
a.    For practicing professionals, license for the current year issued by the Professional Regulation Commission (PRC), Integrated bar of the Philippines (IBP), or other similar regulatory agency
b.    Business permits (DTI’s Certificate of registration of mayor’s Permit)
c.    Latest ITR or any valid proof of income

LOAN TERM
The housing loan shall be repaid at a maximum term of thirty (30) years, and shall in no case exceed the difference between the present age and age seventy (70) of the principal borrower.

LOAN PAYMENT
a.    Over the counter (OTC)
b.    Salary deduction
c.    Issuance of postdated checks (PDCs)
d.    Auto debit arrangements with other banks

A borrower shall be allowed to repay his loan in full or in part without prepayment
penalty.

Accelerated payments – any amount paid in excess of the required monthly amortization shall be applied automatically to principal, unless otherwise requested by the borrower.

COLLATERAL
a.    First Real Estate Mortgage (REM)
b.    Contract-to-Sell (CTS)

INSURANCE
a.    Mortgage redemption Insurance (MRI)
b.    Fire and allied perils insurance

LOAN CHARGES
A processing fee of P3,000 which shall be paid as follows;
a.    P1,000 upon filing of the loan application, which shall be non-refundable if the loan is disapproved;
b.    P2,000 upon loan take out.

DEFAULT
The borrower shall be considered in default when he or any of his co-borrowers fails to pay any three (3) consecutive monthly amortizations and/or monthly contributions and other obligations on the loan.

PENALTY
A borrower who fails to pay the full monthly amortization and/or other loan obligations at due date  shall pay a penalty of 1/20 of 1% of the amount due for every day of delay.

SECOND AVAILMENT
A Pag-IBIG member may avail himself of a second Pag-IBIG housing loan provided that he/she has fully paid his first housing loan, whether as a principal borrower or as co-borrower.

Note: All expense relative to loan application, transfer (in case of purchase of lot or house and lot) or loan documentation such as standard appraisal fees, as well as taxes pertinent expenses, notarial and documentation fees, as well as taxes pertinent to the sale and transfer of the property shall be shouldered by either the borrower or vendor.
